Seeking Planning Permission

Generally, if you're taking on any build project you will need to obtain some sort of planning permission. This is so that local authorities can approve your designs and control inappropriate developments for the benefit of the local community. This includes anything from outbuildings and extensions right through to new builds and commercial buildings.

Here's what you need to know about planning permission:

There are two types of planning permissions:

Outline Planning Permission

The approval of the build in principle subject to design conditions such as the shape and size of the build. You may buy a plot with outline planning permission but it will need additional details to be approved.

Full planning permission

A design that follows the guidelines required by the approval document.

Applications for planning permission are around £450 - however this is dependent on the type of build and the area in which you live. Extension build applications cost around £200 for the documentation. They can take up to 8 weeks to be approved - but it can take longer depending on your local authority.

Local authorities will make a decision on whether or not to approve an application based on a number of planning conditions including;

  • Privacy
  • Overshadowing of adjacent buildings
  • Parking
  • Noise
  • Layout of the building
  • Appearance (design and aesthetics)
  • Drainage

These factors should be taken into consideration before submitting a plan. Your design should blend in with properties around it. The building should also have safe access and should be mindful of privacy on neighbouring properties.

Once granted, you have a timeframe of three years before the permission expires. Non-material amendments can be made within this time but any major changes will have to be approved with a further application.

If your plan is refused you can amend and resubmit your application once you’ve dealt with the refusal issues or make an appeal.
